Homebuyer Education classes are conducted by a HUD-Certified Housing Counselor who will help you navigate the complex home buying process and make the best choices for your household. You will learn about qualifying for a mortgage, selecting the property that’s right for you, negotiating the sale, home inspections, insurance, property taxes, credit scores, interest rates, budgeting, home maintenance, the many details from contract to settlement, and much more. We’ll also provide an orientation to AHC’s forgivable grant programs (first time homebuyers who earn less than 80% of the area median income may receive up to 5% in down payment assistance)
Class registration is required. A $50 non-refundable fee is due at the time of registration. You can register up to two members of the same household for one $50 fee. However, both household members must be registered to ensure space is available.
Those arriving more than 15 minutes late will not receive a Certificate of Completion. This certificate is required by some mortgage lenders in order to obtain a loan. It is also required to receive down payment assistance through AHC.
